What is the timeline?
We’re pleased to share that grading is anticipated to be complete in August! An exhibit is included with the general timeline for each phase. Construction of the final phase is anticipated to be complete late 2023/early 2024. This timeline is subject to change and contingent on a variety of factors, such as weather, market, and supply chain. These things are outside our control, but we’ll do our best to keep you informed through our monthly enewsletter.
Who is involved in The Farm in Poway?
Lennar is the home builder for The Farm in Poway. We purchased the residential portion of community in November of 2021 and began preparation and earthwork in December. Since then, we’ve been actively grading the site. Lennar is responsible for mass grading and utilities for the entire site, home construction and delivery of the public trail and park, and The Farm in Poway LLC (Kevin McNamara) is still actively involved in the development of the commercial areas, including the fitness center, agricultural fields, meadow, dog park, Butterfly Farm and Education Center and restaurant.
What are the construction hours?
Crews are permitted to work from 7 a.m. to 5 p.m., Monday through Saturday. We have been made aware of instances in which this didn’t happen, such as a concrete truck that continued to pour a pad after hours and a generator that was left on. We have reiterated the requirements to our team and subcontractors to avoid this happening again. We apologize.
Has the plan approved by voters changed?
Lennar is implementing the plans that were approved by voters in November 2020. We assure you that the public benefits that earned your support during the campaign are still very much in process.

Why are the trucks using public streets?
We’re working as quickly as possible to internalize all operations and reduce construction traffic on residential streets. We are building a series of small bridges to enable us to cross existing underground utilities. Once completed, we will be able to direct much more of our construction traffic through the site using Espola Road as the primary access. However, this will not eliminate the construction traffic in its entirety. There are 12 homes under construction that take access from Boca Raton Lane and St. Andrews Drive. These homes require use of the existing residential roads for the delivery of materials and for trade partners’ access. Once these homes have been completed, the use of existing residential streets will be significantly reduced. In the meantime, we are in constant communication with our team to be courteous of our neighbors when navigating through the community. Contact us if you witness a behavior by one of our associates or trade partners that has to be addressed. We want to reassure you that any damage to residential streets related to the construction process will be repaired.
